New Efflock formula
From 1st July 2013 we are rolling out a new and slightly modified formula. The new Efflock formula is a maximum concentrate, meaning the product now goes twice as far as before! as an additive, the product is now diluted at 1 part Efflock : 100 parts water. That means one litre of Efflock makes 101 litres of gauging water, or enough efflorescence protection for approximately 20 square metres of a 30mm thick tile bed! North Ryde train station stairs closed due to efflorescence.
The Epping to Chatswood railway line was opened in 2009 at a cost of $2.3 billion. It appears that only four years later, the stairs adjacent to the escalators are no-longer useable due to efflorescence, and are barricaded off. Estimated demolition/ replacement cost of stairs: $110,000.00 Estimated cost of Efflock for the entire twin flight of 75 steps: $320.00 As you can see, Efflock provides very economical protection. Efflock ideal for building in high saline areas
I gave a talk about Efflock to local builders at a Master Builders Association meeting out at Campbelltown last week. An interesting problem was raised, which I have touched on briefly in a previous blog. A builder at the meeting told me that the soil in the Camden area south west of Sydney is notorious for high salinity. The high salt content presents major problems for standard construction where rising damp can have very damaging effects on brickwork below the DPC or 'Damp Proof Course' level. Did you know? Efflorescence can be a liable defect.
Builders and tilers beware.In the past leaching or efflorescence was regarded as a 'maintenance issue' for building owners. However, since 2007 it has been listed as a defect in the national publication: 'Guide to Standards and Tolerances'. Efflorescence on ABC1's Gardening Australia:
Efflorescence is such a common building defect around Sydney and Australia. Did anyone else see Gardening Australia last night? Above: Check out the efflorescence coming up out of the grout joints from the tile bed on these balconies just next to Costa Georgiadis as he reported from an apartment complex in Redfern, Sydney. There was a fair bit of efflorescence seeping from render as well during the story. Using Efflock is the very best prevention for efflorescence. So simple and very economical.
